John Cronly of Hampden Hill was hired for an “out with the old, in with the new” project in Kilmarnock – replacing an old garage and rudimentary bed and bath with a new, two-story carriage house for guests. The restraints of a Resource Protection Area delineation decreed that the new home fit within the exact footprint of the old one. “It wasn’t easy,” Cronly says. “Northumberland County has pretty strict guidelines about what you can and can’t do within the water area.” In addition, the nearby salt water and winter winds dictated specific needs in terms of materials and foundation footings.
The homeowners wanted the carriage house to match the historic character of the main home, which served as trading post and post office in the mid-1800s. The old structure was demolished and replaced with a guest house with two bedrooms, one-and-a-half baths, a kitchenette and a two-car garage. To take advantage of the river views, Cronly designed “must-have” exterior spaces that include a screened porch for watching sunsets free of mosquitoes and an upstairs sitting porch for enjoying morning coffee.
